The goal of Job Inbox is to partner with third-party companies to source job opportunities and put them directly into your Housecall Pro Inbox. We want to bring you new work and new customers by partnering with a variety of third-party providers.
Lula is an established Property Tech company that works with Property Management to fulfill maintenance requests. They will be sending us work orders from tenants, nationally.
How it Works
Admins, POC, and office staff will receive texts on their mobile phone alerting them about a new job in the area. You will have a limited amount of time to accept or decline the job. This ensures each pro has exclusive rights to the job. To learn more about the job details, click the link on the text, or you can head straight to your Housecall Pro Inbox > Job Inbox > Job Inbox channel.
Upon viewing the job, you will have the option to either decline the job and pass it to another Pro, or learn more. By clicking "learn more," you are not accepting the job just yet, but gathering more information about the job details and customer info.
The timer counts down how much time you have to accept the job until it is passed on to another Pro.
The Not to Exceed (NTE) is the pre-approved amount to complete the work.
If the job is going to cost less than the NTE, no approval is needed to do the work
If the job is going to cost more than the NTE, you MUST get approval from Lula before doing the work
The customer availability lists the times the tenant has agreed to (there will usually be at least 3 options). When you accept the job, you will be asked to select a time slot. This cannot be rescheduled, and you are agreeing to arrive onsite at that selected day and time.
The not interested button will signify that you do not want the job, and then it will continue being passed to other Pros.
Get this job will direct you to the requirements from Lula to accept a job.
Once you check the boxes, you will press accept job, and select your preferred time slot. Click "Schedule" and the job is yours!
How to Complete the Job Once Accepted
Each Job Inbox opportunity has a checklist with instructions on how to complete the job. You will need to complete the checklist in order to collect payment from Lula.
Be sure to take before and after photos of the work you do, as you will attach those to the final invoice.
Lula will also ask for a W9 in order to receive payment from them. To be proactive and get paid even faster, please attach your W9 to the invoice with the before and after photos.

A: Lula is known to pay their Pros within 1-2 business days.
Q: Is there a guaranteed truck roll for going onsite?
A: If you go onsite and the tenant is a no-show OR the work is going to exceed the NTE and Lula is not able to approve a higher cost, you are guaranteed $75 for rolling your truck.
Q: What happens if I decline a job?
A: No worries! Saying you're "not interested" in a particular job will not remove you from the pool or negatively impact your match rate.
Q: I have had negative experiences with third-party companies. How is this different?
A: We are constantly working to expand our offerings by bringing in a variety of partners and jobs, and making sure we are listening to your feedback. Housecall Pro is very involved in facilitating the flow of these jobs, and our goal is to ensure you're having a positive experience.

A: Each new job via Job Inbox will use a matching algorithm based on your location and industries listed in your price book. Partners do not access this information.
